Buying Advice
In our recent engagement with one of our client who was new to property investment, we advised on:
1.Which areas in New Zealand and/or Auckland is good for investment in this current market
2.How much rent can be received from each investment after offsetting the expenses.
3.Which entity structure should be used for property investment portfolio in order to minimise tax liability.
4.Which valuation company to use for bank purposes.
5.Suggest builders who can check for water tightness and other building checks.
Property Management
Our client had investment properties that were currently on rent, we offered our services to:
- Manage the property and ensure smooth transition of entry and exit of tenants
- Provide quarterly reports to our client including photos of the status of the property
- Receive rent in our trust account and organise any maintenance & repairs that are required.
- Attend to tenants’ queries and issues.
Selling Property Privately
Our client had properties that they wanted to sell privately, so we helped them by suggesting:
- where they can get advertising boards designed and printed at a reasonable cost,
- where they should advertise their property,
- which advertising media is more effective to get buyers attention,
We also helped our client with the legal side of selling a property by obtaining sale and purchase agreements and property information from the council such as LIM reports and property files.
When they had interest from potential buyers, IBBZ also facilitated open homes for buyers.
